Send VLAN Traffic over Routed IP

I've a customer with an FTTP connection and access to two routed IP's.

In the annex in the garden there's an AirBnB, I'd like his own traffic to go over the general fixed IP and the traffic from the AirBnB Annex (Seperate VLAN) to go over one of the routed IP's.

I've tried a couple of setups online, but it blocks the AirBnB traffic when I try.

Anyone care to point me in the direction of a guide?

Surely this is easy using Route Policy, or am I missing something?

I added the routed IP as an Alias, then created an IP Object, which had the range of the VLAN IP's, then added a route policy to send that Object over the Alias IP - but it stops the internet working on that VLAN?

I seem to recall someone on here having problems with IP Objects - why not just use the VLAN subnet as the Source in your route policy?

Tried the route policy with the IP subnet instead - same result, Internet is blocked on that VLAN

That's odd. Just out of interest, is there a reason he only has two WAN IP addresses? I don't have FTTP, but I understand the normal practice is still to assign a block of 5 customer usable IP's, out of 8 in total.

Have you tried the "Diagnosis" feature to see what's happening to the connection?

I just set a Route Policy for one of my VLANS (LAN3) to connect via WAN Alias 2 instead of my "default" WAN IP and that worked fine.
